The Real Deal reports that retail vacancy rates in the Flatiron have hit an extremely low 4.5% (down from 7.5% in 2012), with average rents this year skyrocketing to $192 per square foot (up from $115 per square foot in 2012).

This lack of retail space and increase in average rent should make the Nomad neighborhood even more attractive for new retail space seekers.mThere are currently some prime 5th Avenue retail spots open in Nomad including the old Park Avenue Floratique space at 226 5th Avenue between 26th and 27th streets, the old Naturally Tasty diner at 234 5th Avenue (corner of 27th Street) and the new retail space in the new development at 241 Fifth Avenue (between 27th and 28th Street). There is also a great big corner spot where Hair Party 24 was at 76 Madison at 28th Street. All of these locations can benefit from the massive surge in new commercial and residential activity in the neighborhood.
