Crain’s reports that the office portion of 15 E. 26th St has just sold for approximately $33 million to three firms including Belvedere Capital, Metropolitan Realty Associates, and Angelo Gordon & Co.
The office portion consists of 150,000 square feet on the first 8 floors of the building and is said to be 45% vacant. The rest of the building is high end condos under the name 15 Madison Square North.
The deal apparently happened before the listing was widely marketed.
The building is situated right in the heart of redevelopment off around Madison Square Park neighbored by Eataly, the headquarters of Tiffanys and Grey Advertising, on the same block as luxury condo conversions at the Grand Madison as well as the restaurant SD26 (in the building) and A Voce, and across Madison Square Park from Credit Suisse First Boston, Eleven Madison Park, Madison Green, and condo high-rise One Madison Park. The neighborhood has also seen recent additions of Trader Joes, The Ace Hotel, The Breslin and John Dory Restaurant, ilili, Hill Country Chicken, and Bar Breton, with the Flatiron Hotel and Nomad hotel coming in 2011 just a block away. PropertyShark says the condo units in the building sold at an average of $1403 per square foot in 2010.
