According to the Real Estate Weekly, an office building at 21 East 26th Street on the north east end of Madison Square Park (between 5th Avenue and Madison Avenue) was recently sold to a buyer who will convert the space to luxury condo units.

Moreover, the conversion and sale of the new condo units in the building are slated to be part of Bravo TV show Million Dollar Listing in the upcoming New York season.

The official sale of the 28,600 square foot building has not yet been recorded on PropertyShark, but the ask was apparently $18 million. At full ask, the building would have sold for $629/sq ft. Units in neighboring luxury condo conversions the Grand Madison and Madison Square North sold at a median price per square foot of $1,434 and $1,591 respectively in the last 12 months, according to a comps search on PropertyShark.com.

The building is situated right in the heart of the ongoing resurgence around Madison Square Park. It’s within a few hundred feet of Eataly, the headquarters of Tiffanys and Grey Advertising (and Vera Wang coming this year), on the same block as luxury condo conversions at the Grand Madison, Madison Square North, as well as the restaurant SD26  and A Voce, and across Madison Square Park from Credit Suisse First Boston, Eleven Madison Park, Madison Green, and condo high-rise One Madison Park. The neighborhood has also seen recent additions of Trader Joes, The Ace Hotel, The Breslin and John Dory Restaurant, ilili, Hill Country Chicken, and Bar Breton, with the Flatiron Hotel and Nomad hotel coming in 2011 just a block away.
